We're back in Dallas, and this one is a good example of what years of deferred maintenance looks like up close. When multiple systems on a home start breaking down at the same time - roof, chimney, siding - it rarely happens overnight. It builds up slowly, and by the time it's obvious from the ground, things are already in rough shape.

The roof shingles here are lifting, cracking, and pulling away from the decking in several spots. That kind of shingle failure doesn't just look bad - it means water has a direct path into the structure every time it rains. And in the DFW area, that's not a risk you can sit on. We're handling the shingle repairs and getting the roof sealed back up properly.

The chimney is where things get really serious. The flashing around the base is compromised, and the top of the chimney has visible damage that's been temporarily patched with a tarp - which tells you this has been an open issue for a while. Chimney flashing failure is one of the sneakiest leak sources in a home. Water gets in, travels down the interior walls, and you often don't know the extent of it until you're looking at insulation and framing damage. That's exactly what we're dealing with on the siding section too - exposed insulation where the siding has failed completely.

What we're doing here covers three separate trades in one scope of work: roof repair, chimney flashing repair, and siding repair.
